Lanai Islands is the lagoon-front mansion neighbourhood of Tilal Al Ghaf, developed by Majid Al Futtaim, sitting on Lagoon Al Ghaf. Because the microclimate is genuinely different and it shows up in year two, not year one. Homes near artificial lagoons sit in elevated humidity with salt-air exposure. The visible results are consistent across Dubai's lagoon communities: oxidation on pergola fixings and hardware, powder coating lifting on aluminium, seal degradation on external glazing and balustrades, and corrosion on external condenser units.

Shade that works in July, which means built structures rather than fabric that has to come down. Outdoor kitchens and dining that face the view rather than the house. Pools designed to read against the lagoon rather than compete with it. Lighting that makes the water part of the evening instead of a dark edge.
Glare is the practical problem nobody mentions until they live there. Low sun off open water into a fully glazed elevation is genuinely difficult, and it is solved with a combination of external shading, automated internal shading and glass treatment, planned together. Solving it with curtains alone does not work.
Humidity is the through-line. Timber joinery in a high-humidity coastal environment needs substrate and finish selected for movement, and doors and drawer fronts need tolerances that accommodate it rather than fighting it. Air conditioning has to be sized for latent load, meaning moisture removal, not just temperature, or the house feels cold and clammy at the same time. Wine cellars and cinema rooms need dedicated environmental control for the same reason.
Beyond that the work at this scale is the same discipline as any prime mansion: stone and its junctions, full-height door sets, staircase and balustrade joinery, panelling that resolves correctly, dressing rooms designed around the contents, and secondary kitchens specified for real catering rather than for the brochure photograph.
The route is a Majid Al Futtaim community No Objection Certificate through the Belong by MAF app, then a building permit from the Dubai Development Authority for structural work, with DEWA separately where electrical load increases. Waterfront plots typically attract closer scrutiny on anything that alters the water's edge, boundary treatment or sightlines from the shared realm, so those elements belong in the first submission rather than a later one.
